Overview

General Concrete Superintendent to oversee our self-perform concrete efforts elevating the craft and quality that make up our foundation as builders. This person will have deep field knowledge and has worked with vertical construction and structural concrete on a variety of projects.

Responsibilities

Supervision/Personnel

  • Supervises and schedules concrete finishers and/or other on-site company personnel in person. Oversees and assumes responsibility for productivity of concrete, efficient use of materials and equipment, and contractual performance of the project. 
  • Thrive in mentor role and encourages team growth and development.
  • Sets up and oversees all ongoing structural concrete trainings.
  • Seeks to build morale of all team members by positive reinforcement, feedback, etc.

Job/Site Setup

  • Meets with project superintendent prior to the beginning of a job to review scheduling, blue prints, specifications, required number of carpenters, and other project needs.
  • Prioritizes needs of projects and meets the needs according to available carpenters and efficient use of finishers.
  • Maintains clear and open communication with project superintendents to make aware of current and future finishers on all projects.
  • Sets and enforces quality standards by conducting pre-installation conferences, building mock-ups, and identifying deficiencies in a timely manner.
  • Seeks to learn changes in the industry.
  • Develops work plans for crews that are consistent with the project’s budget.
  • Works with team to determine form systems, crew size, and production goals.

Schedule Management

  • Identifies schedule risks and plans of action, and keeps project manager up-to-date on risk exposures to add to exposure log.
  • Assists project manager and corporate scheduler maintaining a digital 3-week rolling schedule to be reviewed with subcontractors.
  • Updates master schedule on a monthly basis, and collaborates with the owner and architect to convey intricacies.
  • Coordinates and directs all subcontractor and vendor deliveries to ensure timeliness and efficient placement on site.
  • Ensures that the project is being constructed according to the master schedule and that the milestone dates are being achieved.
  • Manages project staging, access, hoisting, vertical and horizontal movement of material and craft people; and tracks productivity compared to the budget.
  • Holds and conducts weekly subcontractor meetings and on-site safety orientation meetings.
  • Identifies active and potential delays to the project and assures that these delays are being documented and communicated to the project team. 
  • Creates a recovery plan for project delays or challenges.

Financial Management

  • Reviews established budget estimate and bid and assists the project manager, estimator, and job cost accountant with setting up the proper codes pertaining to concrete.
  • Regularly updates self-performed work items and fees to keep track of the budget.

Subcontractor Relations

  • Oversees subcontractors’ activities on special projects when it pertains to concrete.
  • Keeps records of project documents and ensures subcontractors keep “as-built” drawings up-to-date.

Qualifications

EDUCATION AND EXPERIENCE REQUIREMENTS

  • 10+ years of related experience working in concrete construction projects within all aspects of the industry.

KNOWLEDGE, SKILLS, AND ABILITIES REQUIREMENTS

  • Safety first mentality at all times.
  • Strong communication skills with variety of roles and degrees of expertise.
  • Perform all job responsibilities with keen attention to quality and detail.
  • Lead and mentor everyone on the job site as to what quality means according to Liberty Specialty standards.
  • Experience working with vertical commercial construction projects strongly preferred
  • Experience working with architectural concrete strongly preferred 

Working Conditions

While performing the duties of this job, the employee is regularly required to sit for long periods of time; talk or hear; perform fine motor, hand and finger skills in the use of a keyboard, telephone, or writing. The employee is frequently required to stands; walk; and reach with arms and/or hands. Specific vision abilities include close vision, distance vision, depth perception and the ability to adjust focus. The employee will spend their time in an office environment with a quiet to moderate noise level. Job site walking.
